Concrete Structural Repair

Concrete structures of all kinds typically require a variety of repairs as they age due to normal wear and tear, environmental conditions, or even structural damage. The most common issues you might observe include cracking, spalling (concrete surface deterioration), and the corrosion of reinforcing steel. We’ve seen it all and provide artisan concrete rehabilitation solutions which include post-tension repairs, filling and sealing cracks, applying protective coatings, and other application-specific options to address the underlying issues causing structural damage. Timely and effective repairs are crucial to maintaining the integrity and longevity of any concrete building, which ensures their safety and functionality.

Structures we repair

We work on parking garages, warehouses, stadiums, hotels and multifamily properties, commercial buildings, and hospitals. What they have in common is that the concrete is doing structural work, the building stays in use while we repair it, and the cost of getting it wrong is high. That is a different job from flatwork or decorative concrete, and it is the only kind we do.

How we approach a repair

Almost all of this starts with water. Water gets into the concrete, reaches the reinforcing steel or the post-tension system, and the corrosion that follows breaks the concrete apart from the inside. So the repair is only half of the work. The other half is closing the path the water took, whether that is a joint, a failed coating, or a crack, so the same repair does not come back around in five years.

Our certifications

ORC’s owner and members of our crew have been certified through the Post-Tensioning Institute for more than 25 years, which is longer than ORC has been in business. Members of our crew are certified at Level 1 and Level 2. Level 2 is the higher of the two, and certain jobs require a Level 2 certified employee on site. We are also members of the International Concrete Repair Institute.

Questions we get asked

Isn’t concrete supposed to be durable?

That assumption is the single most common thing we run into, and it is the one that costs owners the most money. Concrete is far more vulnerable than people give it credit for, especially in a state like Colorado where freeze and thaw work on it all winter. People think good old fashioned concrete is fine and it should just be left alone. It needs care and consideration like anything else on the building.

Our building is not that old. Does it still need concrete maintenance?

Yes, and that surprises people. The year on the drawings is not what decides how a structure holds up. Exposure decides it, and so does whether water has found a path to the reinforcing steel, whether the joints and coatings have been kept up, and how many freeze and thaw cycles the structure has taken. A deck only a few years old can already be taking damage if water is getting in. That is why we would rather look at a structure early than after something has failed.
